Both the Stone Harbor and Avalon markets are significantly outpacing 2016 thus far in both number properties sold and average sold price, by significant percentages.  

 (Market Data as reported by CMCMLS & published closings- includes single family, vacant lots and duplex properties with lot sizes minimum of 3300sq.ft.)



FULL YEAR 2016:  145 properties sold at average sold price of $1.862M  FULL YR 2015: -176 properties were sold at an average selling price of $1.83M. In same period of 2014...152 properties were sold at an average selling price of $1.62M. 

2015 VS. 2014:  Number of properties sold increased 16%,  average sold price increased 13%.  

2016 VS. 2015:  Number properties sold decreased 17%, average sold price increased 1.7%   (decrease in sold properties...function of depleted inventory)


YTD: 1/1/17--9/23/17 -  117 properties closed at AVG. SOLD PRICE of $2.13M.  Currently there are 26 properties "Under Contract" due to close prior to year end at an average list price of $2.12M.

Compared to same period -2016:  95 properties closed at Avg. Price of $1.9M --increase of 23% # sold properties, 12% increase in sold price.



 FULL YEAR 2016:  85 properties sold at average sold price of $1.9M  FULL YR 2015: - 72** properties were sold at an average sold price of $1.85M.  In same period of 2014 -71 properties sold at average sold price of $1.76M.  **includes sale of $5.25M property off-market.  

2015 VS. 2014:  Number properties sold increased 1.1%  and average sold price increased 5.1%.   

2016 VS. 2015:  Number properties sold increased 18% and average sold price increased 2.7%

YTD: 1/1/17 - 9/23/17 -   66 properties closed AVG. SOLD PRICE of $2.24M--excluding $10M property--Currently there are 25 properties "Under Contract" due to close prior year end  at average list price $2.1M.

Compared to same period 2016, 55 properties sold at avg. sold price of $2.04M--increase of 20% in # sold properties, 7% increase in sold price.



  9/23/17 For properties listed at asking prices LESS than $5M :  -- Stone Harbor has 55 properties available at average listed price of $2.5M.

 Avalon has  82 properties available at average listed price of $2.6M.   (there are currently 21 properties listed OVER $5M , from $5.6M up to $10M)


That's all good news for Avalon & Stone Harbor Owners and Sellers. For Buyers, there are still exceptional values available, but Buyers do need to be well educated in this current Real Estate market.
